Vera2009年来美,先后在纽约州、北卡州、华盛顿特区和弗吉尼亚州生活过, 她跟房地产的结缘还要从2005年开始说起。
Vera的来美和贷款之路
2005年,Vera本科毕业于中国土木建筑领域的顶尖院校同济大学,后进入房地产投资硕士专业学习并留学于德国,回国后担任上海保利地产投资管理经理,参与了多个上海大型楼盘项目重要的投资决策和土地招投标。
2009年Vera进入约翰霍普金斯大学( Johns Hopkins University)攻读金融科学专业。毕业后,她先在一家对冲基金公司工作,后进入Capital One银行总部从事利率风险管理,房屋贷款抵押证券(Mortgage-Backed Security aka MBS) 评估和风险分析。
Vera从事贷款经纪是一个偶然的契机。她身边很多的朋友们都发现,Vera总能给他们非常实用有效的投资和贷款方面的建议,Vera自己也非常乐于分享这些方面的经验和心得。于是她离开了朝九晚五,每天做分析、查Bloomberg、做报告的生活,开始了自己热爱的职业贷款经纪生涯。
有了房地产、会计、金融、利率风险、MBS的全方面知识储备,Vera凭借自己的专业和一贯做事认真负责的态度在短短几年间迅速获得了很多合作伙伴和客户的信赖。
贷款工作必须具备强大的沟通能力。Vera的客户群中有在高校任职的教授、企业职员、读PHD的学生、经营餐馆、美容店、美甲店的小商业主等各种职业的人群,无论面对谁,每当遇到问题,Vera都能做到一视同仁地给与耐心认真又细致的讲解,从早上8点到晚上10点,Vera都及时而高效地回复着客户的各种询问。
为了满足客户的需要,Vera陆续取得了美国东部地区多州和美国西部加州的贷款执照。2022年初,Vera离开了本部位于纽约的Grayton Mortgage,佛州的Cathay Mortgage,加入了总部位于加州、足迹遍布47个州的GMCC万通贷款。跟broker不同,万通贷款不仅是direct lender,而且还是房利美房地美的直接合作方,依托这个强大的平台和丰富的贷款资源,Vera可以为客户提供从普通贷款、到大额贷款、再到不查报税收入贷款超过100多种贷款解决方案,其中包括unlimited DTI、适用于没有信用历史的外国人和新移民的独一无二的项目。
最具竞争力的利率
贷款是个非常繁琐的过程,正式预审一个客户的贷款资格,需要看收入、资产等各方面的信息,很多贷款经纪在简单询问几个问题之后就会开出贷款预批,Vera却不怕麻烦,在做预批时尽心做足功课,想好就为客户想好利率最低、最经济的贷款方案,而不是只挑对贷款经纪来说最省时省力、最有利可图的项目。除此之外,曾经好多次,贷款过程中市场利率经历了较大调整,即使客户并没有跟Vera联系,Vera也向公司申请了特批,将客户的利率在没有额外费用的情况下降低了0.5%。而在特批申请成功之后,Vera才将这个好消息告诉客户。整个过程中, Vera和团队的工作量增加了,过户时间缩紧了,但是Vera和她的团队秉承提供VIP贷款服务,把客户的利益放在第一位的理念,一直不遗余力地在尽心争取客户利益最大化。

The Challenge
The client faced a significant obstacle: a high debt-to-income (DTI) ratio driven by multiple existing mortgages, including one on their departing residence. In addition, many lenders limit the number of allowable financed properties, further complicating the approval process for experienced investors like this client.
Our Solution
Rather than treating the DTI as a disqualifier, we took a strategic approach. By applying an asset depletion income strategy, we leveraged the client’s overall financial strength—beyond just their salary. We then matched them with a jumbo loan program that allows up to 20 financed properties, one of the few in the market. To top it off, we secured a below-market interest rate, giving the client additional room on their DTI calculation.
The Result
We successfully navigated underwriting and closed the $2M loan within 30 days, right on schedule. This case is a testament to the power of creative financing solutions and a deep understanding of investor lending guidelines.
